You need a plan to find success. Wanting success isn’t sufficient enough to get it. You’ve got to ask yourself, “What am I going to do or give up, to get the things I want?”
You must bridge the gap between where you are now and where you want to be.
You cannot fail with a definite step by step plan, because each step you take will carry you along to the next step, like a track.
All you need is the plan, the road map, and the courage to press on to your destination.
You cannot get lost on a straight road.

Opportunity knocks all the time, but you’ve got to be ready for it. When your chance comes, you must have the equipment to take advantage of it.
The race is not to the swift or the battle to the strong, for time and chance happen to everyone.
Take a second look at what appears to be someone’s “good luck.” You’ll find not luck but preparation, planning and success-producing thinking.

The place to begin to improve the world is in your own heart, head and hands. To get along with others, love them without forcing your love upon them.
Imposing your beliefs on people will not bring you peace. Have concern for others, respect their rights and freedoms, and let them be themselves.
Do this and you will enjoy peace. Having consideration for others is the basis of a good life. Most people are not against you, they are merely for themselves.
Let differing ideas clash, but not those of the heart. Peace comes to you when you live and act in a spirit of love.

Success will start when you begin to pursue it. To reach a goal or to attain success, you don’t need to know all the answers in advance.
You just need to have a clear idea of what that goal is.
Don’t procrastinate when faced with difficult problems Break problems into small parts, and handle one part at a time.
Develop tendencies toward taking action. Divide your big plan into small steps and take that first step right away.
Everyone got where they are by beginning where they were. Where are you right now?
A journey of a thousand miles begins with that first step.

Attention First Time Home Buyers in Texas!

Effective Immediately!!
Here are the Highlights of the new programs for First Time Home Buyers in Texas:
- $10,000 for down payment and/or closing costs assistance for the acquisition of a SINGLE FAMILY HOME, TOWNHOME, AND CONDOMINIUMS ONLY
- This is an INTEREST FREE LOAN with a 5 or 10 year loan term
- First payment will be deferred for 5 years from closing date
- Borrowers must be a first time home buyer (could not have owned a home in the past 36 months)
- Minimum credit score of 640
- Borrower(s) cannot have total family income over $55,280 (varies by county)
- Borrower(s) liquid assets in the bank (excluding retirement and or 401(k) accounts) cannot exceed $15,000
- Value of home purchased may not exceed $271,050
- Requires borrower(s) to attend first time home buyer counseling class
- CAN BE COMBINED WITH THE SPECIAL FEDERAL TAX CREDIT FOR FIRST TIME HOME BUYERS
To recap. If you have at least a 640 credit score and can provide income documentation at or below the maximum income allowance, then you could get a $10,000 interest free loan to apply towards your downpayment and closing costs for your first home.
Remember, a first time home buyer is someone who has not owned a home in the past 36 months only. If you owned a home 37 months ago, then you would still qualify.
We also have a special federal tax credit in addition to the $10,000 program that will allow you to reduce your federal tax liability up to $2,000 per year as long as you are in the home paying interest on your home loan. Great program as well.
